Reservation Rental Agreement

The guest understands and agrees to the following:

  1. A $100 down payment is required to reserve the property. The balance is due no later than thirty days prior to the first day of rental. No refund or any kind is granted for inclement weather.
  2. Check-in time is 3: 00 pm Check-out 10:00 am.
  3. If the renter cannot arrive as per this contract, renter will notify Ocean Breeze Beach Vacationsas early as possible and an effort to re-rent the property will be made. If successful, the renter's payment will be refunded.
  4. The condo is a privately owned dwelling with the owner's furnishings and neither the owner nor the designated rental agent shall be responsible for providing any additional furnishings or equipment not available presently in the unit. To indemnify owner for any damage to the condo, grounds, furnishings, equipment and household items therein which occur during the guest's occupancy, excluding normal wear and tear. Guest understands that any damages that are discovered to exist or that occur during guest's occupancy should be reported at the earliest possible time to the Ocean Breeze Beach Vacations. Damages by current renter are to be charged to the current renter. If something accidentally gets broken, we just ask that you replace it so that our next guests are not inconvenienced. Please leave the property in the same condition as you found it.
  5. That the condo may not be sublet or this agreement assigned without written consent of the rental agent or owner.
  6. That a locked closet is reserved for storage of the owner's property and is not included in this rental.
  7. That the agent may re-enter premises during normal working hours (8:00 a.m. to 6:00 p.m.), with the exception of emergencies, for the purposes of effecting necessary repairs and/or maintenance.
  8. Guest agrees to take all reasonable steps to see that members of his or her family and other occupants adhere to the rules and regulations posted in the condo.
  9. That smoking is not allowed and no pets are permitted in the accommodation. If either of these rules is found to have been broken, signer (below) will have to pay for cleaning and damages to unit.
  10. Owner to supply all linens and pay utilities including local phone calls (with the exception of Sea Pines 923).
  11. That if a guest or any member of his or her party violates any of the rules or conditions of this contract, the agent may terminate this contract and enter the premises by force if necessary, or by statutory proceedings.
  12. House parties are prohibited. No more occupants are allowed in unit than the number specified at the time of booking by the agent and than specified in our ads.
  13. Guest certifies that he or she is at least 25 years of age.
  14. Check out time is 10:00 a.m. Any guest not departed by this time will be subject to a full days rent. Please be courteous of this as we have to have time to clean the property before the next guest arrives at 3:00pm. Upon departure, be sure to remove all garbage from the condo and lock the key back in the lockbox.
  15. That the agent or owner of the condo rented shall not be liable for any damage or injury to tenant/renter or to any other person, or to any property occurring on the premises or any part thereof, or in common areas thereof. Renter agrees to hold agent/owner harmless for any claims for damage, no matter how caused. Agent/owner will not be held responsible for acts of theft or vandalism or other damage to guest's personal property or vehicle.
  16. Security deposit will be refunded or destroyed in compliance with condition #5 above.
  17. Guest certifies that he/she has read carefully the limitations on this condo as set forth in this agreement and agrees to abide by such limitations.
  18. In the event of destruction of the premises by fire or other casualty, any unearned rental will be prorated and refunded to the guest/renter.
